What Is Oakleigh Gardens?

Oakleigh Garden Community is a proposed development scheme covering 324 hectares in East Hoathly and Halland. The proposals for the site include 4,441 houses, employment space, three schools, a dentist, GP surgery, restaurant and community meeting space. The site covers a range of different areas, including ancient woodland, productive farmland, grassland habitats and listed buildings. The site is currently being examined by Wealden District Council in the current Strategic Housing and Economic Land Availability Assessment.

324 Hectares

The proposed development will create a new town in Wealden, however the size cannot be supported by local infrastructure.

10,000 additional car journeys

With 20,000 new residents expected in the area, we could see at least 10,000 cars using the A22 daily.

10+ areas of protection

This includes Grade II listed buildings, scheduled monuments and areas of ancient woodland.

Who Are We?

No Development of Oakleigh Gardens is a residents' group working to inform and encourage community involvement. We are in the middle of a housing crisis. New homes in Wealden are needed. However, this site is simply not the right answer. Oakleigh Garden Community would put the wrong homes in the wrong place.

Issues With The Proposed Development

The Oakleigh Garden Community scheme has been proposed in a location that is unsuitable for this level of development. Given that the houses will be unsupported by infrastructure, they will be unpopular with people trying to buy, but also with the local community. 

Housing

While housing is a necessity, this site fails to meet the demand effectively due to its poor location, issues with affordable housing delivery, and past failures in similar projects nearby. This scheme will do absolutely nothing to create safe secure homes where residents will feel part of a community.

Transport

This site’s location, surrounded by multiple dispersed transport links and inadequate road capacity, poses a major challenge for infrastructure upgrades and accessibility. 

Woodland and Protected Species

The site is located within and adjacent to areas of ancient woodland, protected species habitats, and SSSI Impact Risk Zones. 

Character, Community and Heritage

The proposed development would erode the rural landscape, disrupt the sense of community, and adversely impact nearby heritage properties, including several Grade II-listed buildings.

Waste Supply and Disposal

Flood risk, inadequate wastewater infrastructure, and the site’s designation within a drinking water safeguard zone all highlight critical barriers to sustainable development in this area.
